1. Definitions

- You / Guest / User: A person accessing the site or making a reservation.
- Services: Short-term rental, accommodation, and related services.
- Booking / Reservation: The agreement you make with us to stay in one of our units.
2. Booking, Payment & Confirmation
2.1 To complete a reservation, you must provide accurate personal and payment information.
2.2 We may require a deposit (or full prepayment) to secure your booking.
2.3 After payment is successful, you will receive a booking confirmation email. This confirmation is our acceptance of the booking, subject to these Terms.
2.4 We reserve the right to cancel a booking (with full refund) if payment fails or any information you provided is false or misleading.
3. Check-in, Stay & Check-out
3.1 Check-in and check-out times are as specified in your reservation confirmation. Late check-out may incur an extra charge, if available.
3.2 You must present a valid ID at check-in (e.g. government ID, international passport).
3.3 You agree to abide by house rules (noise, guest limits, etc.).
3.4 Smoking, unlawful acts, or damage to property are prohibited. You may be liable for repair costs.
3.5 You shall leave the premises in the same general condition (normal wear and tear excepted). We may charge extra cleaning or damage fees.
4. Prices & Rates
4.1 Rates are as quoted on the website or in our communications, in Nigerian Naira (₦) unless otherwise stated.
4.2 We reserve the right to change rates at any time prior to booking.
4.3 Additional charges (utilities, extras, etc.) may apply and will be disclosed during booking.
5. Cancellation & Refunds
5.1 Your cancellation rights and our refund obligations are governed by our Refund Policy (see below).
5.2 We may cancel your reservation prior to check-in (e.g. due to overbooking, maintenance, force majeure). In such cases, we will notify you promptly and offer either an alternative unit or full refund.
6. Liability & Indemnity
6.1 We do our best to maintain accurate descriptions and images of our properties. However, we do not guarantee that pictures or descriptions will precisely match the actual premises.
6.2 We are not liable for loss, damage or theft of personal property during your stay, except in cases of our gross negligence or willful misconduct.
6.3 You agree to indemnify and hold us harmless from any claims, damages, losses, liabilities, costs (including legal costs) arising from your breach of these Terms or misuse of the premises.
6.4 Our total liability is limited to the amount you paid for your stay (and not for any consequential or indirect damages).
7. Force Majeure
We shall not be liable or responsible for any failure or delay in performing our obligations under these Terms, if caused by events beyond our reasonable control (e.g. natural disasters, pandemics, government actions, power outages).
8. Intellectual Property
8.1 All content on the website (text, images, logos, designs) is owned or licensed by us.
8.2 You may not reproduce, distribute, or create derivative works without express written permission.
9. Privacy & Data Protection
Your use of our site is also governed by our Privacy Policy (see below). By using our Services, you consent to our collection, use, and sharing of personal data as described therein.
10. Dispute Resolution & Governing Law
10.1 These Terms are governed by the laws of Nigeria.
10.2 Any dispute shall be resolved through friendly negotiation; if unresolved within 30 days, then through arbitration in Lagos, Nigeria (or a court of competent jurisdiction).
10.3 If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force.
